With foreclosures at record highs and people losing their Homes fast many are finding themselves in financially precarious situations. If you are one of these people here are some tips on how to sell a house fast.

Repair Jobs

Complete any do it yourself jobs that you might not have done. There is nothing less attractive to a potential buyer than a half-painted wall or a semi-finished remodeled bathroom. If there are any repairs that need to be completed that can be done inexpensively make sure to get to them.

Unclutter

Clean, unclutter and depersonalize your place. In order to sell your house fast you need to think from the eyes of the buyer. They have to be able to see themselves in the home so you should make sure that the the place is clean without a lot of junk lying around. While you may want to keep some personal photos and things like that up you do not want your odd Billy Bass Talking Fish or the deer head from your last hunting trip hanging on the wall. The house should have a neutral feel to it so that the potential buyers can picture themselves moving into it.

Clean Up

Clean up the outside. Make sure that the outside of the house looks appealing and is clean. Most buyers will not even go into the house if they do not like how it looks from the exterior.

Use Several Agents

Make sure to list with several agents. Althoughthis may seem obvious you would be surprised by how many people over look this. Advertise with at least three agents, and while you may be required to pay higher fees it will be worth it if the property sells more quickly.

Sell It Online

Sell your house to an on line buyer. There are companies that are looking for Houses to buy straight from their owners as is, so this keeps you from having to deal with real estate agents, open houses and repairs. You just have to put in the details of your house on the website, and they do an analysis on line. If they are interested in purchasing it they will e-mail you, negotiate a price, and will purchase the place after an inspection has been completed. If you don’t want to deal with all of the problems this is likely the fastest way to sell a house fast.
