monthly payments on house?

i picked 30 year fixed and 3000 down and 280 a month, around the same prices the places for rent are around here. but i tried to calculate this with a calculator and things didn’t add up. can someone explain this to me and whether this would be a good choice to make? and by the way i have absolutely no credit and i wouldn’t be living there with myself.
The calculation seems right to me. 54500 purchase price less 3000 down is 51500 financed. 30 years at 5.5% brings up a payment of 292.41 per month. Not sure what doesn’t calculate for you; please let us know exactly what doesn’t make sense.
Also, if you have “absolutely no credit” then it is going to be very hard for you to qualify for a loan, especially if you want to finance 95% of the purchase price. But it won’t hurt to get pre-approved.
Also, if you “would not be living there with yourself”, who would be living there?
